CONSTRUCTION MONITORING
Construction
representatives have the hands-on experience the clients need to monitor
progress, quality and conformity with contract and design documents. We work
either on the permanent site assignments or as periodic construction inspectors.
Site-assigned representatives monitor work from ground breaking through
completion of acceptance tests. They:
· Review
an installation under construction against design drawings and specifications.
· Actively
participate in site meetings
· Assist
in evaluating cost and schedule effects of a contractor’s proposed changes.
· Work
with project management to review payment requests of contractors against work
progress and the payment milestone.
· Witness
and log delivery, storage and holding of key material and equipment.
· Witness
commissioning and testing of systems and equipment.
· Participate
in the preparation and disposition of action and punch list.
· Inform
investors of any deviations from project documents or schedule.
Clients may not need full time construction monitoring on site. For this
reason, we can also perform detailed reviews during monthly site visits. A
construction expert from one of our full-service offices evaluates progress,
goals, problems and potential solutions, as well as the status of design
documents and subcontracts. The review, which also includes a job walk-down,
allows us to process contractor invoices. We will also assist in the review and
disposition of extras claimed by the contractor.
